It's a two-part article: the first part describes how mouse-tracking works, while the second part has the sources for about 90% of TextEdit. (I didn't implement ScriptManager or Styles.) By rewriting the data storage module, you could build your own editor kernel without too much difficulty. (He says, not having done so.) Ps: it takes a large amount of time.
