I had this problem when I used the himem.sys from DOS windows would only load
in real mode until I changed to the himem.sys that came with windows.  A word
of caution in using *.sys files that did not come with windows.  As the
message said check what mode you are in and check it each time you make
changes if you default to real mode there is a problem with the drivers
