Ok here is the procedure to get dos4.0 to boot from the xenix boot:
prompt.

> su
> cd /
> copy /dos /dos.orig
> chmod +rw /dos
> adb -w dos
*0x3f:0x5d?20i

You should get the following...
        pop es
        cmp byte ptr es:[si+0x4]
etc...

if you do then continue...

* 0x3f:0x61?x
should get	0x404

if you do then...

*0x3f:0x61?w0x604
*$q (quit adb)

This changes the partition type that it is looking for
from 4 (DOS 16FAT) to 6 (DOS > 32Mb)
