I agree with the doctrine of IN THE PUBLIC >> INTERST, and this doctrine should apply to rental housing also. Housing is a >> nessisity and therfore should not be regulated by " charge all that the market >> will bear and give the minimum ( product/service ) that you can get away with ". A) the regulation of the broadcast stations has changed, and is becoming deregulation. 'IN THE PUBLIC INTEREST' is too hard to define. B) Housing may be a necessity, but if I own the apartment building, then it is MINE AND THOU SHALT NOT PROSCRIBE WHAT I SHALL DO WITH IT!!!! C) IN EVERY CITY THAT THERE IS RENTAL CONTROL, statistics show consistantly that THE QUALITY OF THE HOUSING HAS DECLINED. Why? Because there is no longer an incentive to make improvements: you can't raise rent anyway. Please do look at New York City. Landlords are being sued constantly. As a result, rents are up, the number of landlords is down, and those that remain, don't give a damn. -------------------------------------------------------------------------------- >> Points to ponder: >> 1. Bill of Rights ... to be secure in ones own home Absolutely! If the landlord USES HIS PASSKEY without the tenants permission, when the lease has not been violated, he should be sued, preferably for every penney he has. However, you cannot take away his key, because HE OWNS THE APARTMENT. If you break your lease he has right of entry! >> 2. F.C.C. doctrine, Commercial Broadcast stations must operate in the public intrest. So what? Broadcasting utelizes the 'public airways' and therefore the FCC decided that the licence to use them must be done in the public interest. This is NOT AT ALL RELATED to my owning an apartment building. Do you really want the guv to build more tenaments? Would you want to live next to one? >> 3. Housing is a nessesity ... So is clean air, clean water, a good job, etc. You can't have everything on a plate. This is a 'free market', at least where there is no rent control, and you are free to CHOOSE where to rent. I can't force you to be my tenant, or to remain a tenant after the lease is up. It is in my best interest to keep you happy so you will continue as a tenant, and I can avoid the (considerable) costs of releasing. >> 4. Nothing about capitalism is sacred !!! Everything about capitalism is sacred. Its socialists like you that have caused this country to get to the point where the government now owns more than twice of the 'total property' (including 'businesses') it owned back in the 20s. What is there a private sector for anyway? There should be a miniscule governement, so small as not to be able to call it a sector. As I recall 50% (????) of the employed are employed by the guv? This is disgusting! >> 5. The management of rental housing keeps the passkeys for all of the >> apartments, and yet is not required to know about the law concerning >> rental property. Managers are not required to even be competent... >> No standard has been set for people in such a position of responsiblity. So, don't rent from them! If you do, and if in fact they violate the law sue! Its the only way to stop them, and you should not be condemning those who make their living from rental income responsibly to unemployment! -------------------------------------------------------------------------------- >> I belive that the rent charged for any apartment should be coupled to the >> assesed value of the realestate. Essentially it is, in fact, the assessed value of the real estate is typically a multiple of the yearly rental income of the property. >> A problem with the present system of rental property management is that >> the profit motive encourages land owners to cut corners on maintenance. >> This practice leads to more costly repairs in the long run. { a stitch in >> time ... } So, eventually they cannot rent or cannot charge as much rent. The current tenents move out! The value of the property declines! They lose money! This is the problem of ALL busnesses that look at the bottom line results too closely and ignore long term views. This PARTICULARLY includes the government. Brad Miller Newsgroups: net.flame -- ...[cbrma, rlgvax, ritcv]!ccieng5!ccieng2!bwm
