	Something that you may want to check on first are the
	state(local) laws on installing/replacing fences.
	Here in California, to the best of my knowledge,
	and a half hour of People's Court, the neighboring
	owners are  responsible for half the cost of the 
	replacement of a ?worn out? fence.
