TERMWORKS is probably the best but PGTERM has a VT52 (I think) Terminal Emulator. Before proceeding further, I would try repeating your experiments with a different macintosh system disk (what version are you using, anyway?) I have found that system disks that are too full present problems - so you can try to get rid of fonts and desk accessories and see what happens. If there is enough positive interest and a minimum of negative interest, I will be happy to post TERMWORKS in binhex (I hope you have that working) so you can do a text capture. It is not a terribly big file.
