This is not a fair comparison. $6,500 is the proposed educational discount price for the NeXT, whereas the other prices appear to be list prices. Since both Sun and Apple offer substantial discounts to educational institutions, I'd be interested to see a comparison of these discounted prices -- the NeXT would still probably come out ahead, but not by very much.
